Why this article is unusual

Most articles about Riga Waterfront quote price ranges. Ranges are easy to write and impossible to verify — they tell you nothing about what you would actually pay for a specific apartment on a specific floor.

This article is different. With the developer's permission, we are publishing an actual sales offer issued by Eagle Hills on 25 August 2026 for three units in Park Residences: two one-bedroom apartments and one parking space. Real unit types, real areas, real prices including VAT, and the complete payment schedule with dates.

We are publishing it because the single most common question we get is also the hardest to answer honestly in a sentence: what does it really cost to buy here?

The three units in this offer

Unit type Floor Sellable area Balcony Total Price (incl. VAT) €/m²
1-bedroom, Type 1.2A Level 2 52.50 m² — 52.50 m² €240,888 €4,588
1-bedroom, Type 1.2C Level 5 54.90 m² 5.40 m² 60.30 m² €268,888 €4,898*
Parking space — 13 m² — 13 m² €35,000 —

* per sellable area; €4,459/m² if calculated on total area including the balcony.

The €28,000 difference between the two apartments comes from three things: three floors of height, 2.4 m² of additional interior space, and a 5.4 m² balcony. That is the practical answer to "how much does a higher floor cost at Riga Waterfront" — roughly 12% for this particular pair.

What you actually get: the floor plans

Type 1.2A — 52.50 m², Level 2

Park Residences Type 1.2A floor plan — 1 bedroom, 52.50 m²

A single open living space of almost 34 m² with the kitchen integrated along one wall, a separate bedroom with windows on two sides, and a dedicated laundry closet — a detail that is routinely missing in apartments of this size elsewhere in Riga.

Type 1.2C — 60.30 m², Level 5

Park Residences Type 1.2C floor plan — 1 bedroom with balcony, 60.30 m²

The same interior logic with a balcony added off the living area, three floors higher.

The payment schedule — the part most people get wrong

Riga Waterfront is usually described as a "20/80 plan": 20% before completion, 80% at handover. That is accurate, but it hides the detail that matters most to a buyer.

The 20% is not a single payment. In this offer it is split into three instalments spread over roughly ten months:

Type 1.2A — €240,888

# Due Stage % Amount
1 On booking First prepayment, within 14 days of signing the presale agreement (includes the €2,000 paid at signing) 5% €12,044
2 23 Nov 2026 Second prepayment, within 3 months of signing 5% €12,044
3 21 Jun 2027 Third prepayment, within 10 months of signing 10% €24,089
4 29 Sep 2028 Balance, at ownership registration and handover 80% €192,710

Type 1.2C — €268,888

# Due % Amount
1 On booking 5% €13,444
2 23 Nov 2026 5% €13,444
3 21 Jun 2027 10% €26,889
4 29 Sep 2028 80% €215,110

Parking — €35,000

# Due % Amount
1 On booking 5% €1,750
2 23 Nov 2026 5% €1,750
3 21 Jun 2027 10% €3,500
4 29 Sep 2028 80% €28,000

What this means in practice

To secure a €240,888 apartment at today's price, the amount you need now is €12,044 — not €48,000.

The next €12,044 is due roughly three months later, and €24,089 ten months after signing. The remaining 80% is due only when the property is registered in your name and handed over — in this offer, dated September 2028.

For a buyer, this changes the arithmetic entirely. The decision is not "do I have a quarter of the price available" but "can I commit €12,000 now and plan the rest over two years". Those are very different questions, and the second one has a much wider set of people who can answer yes.

Parking is a separate purchase

The parking space is not included in the apartment price. €35,000 for 13 m² underground, on the same four-instalment schedule. Worth factoring in from the start if you plan to keep a car — in the Andrejsala district, street parking is not a long-term strategy.
