From €170,000 to €250,888 — early buyers are already up —
How off-plan buyers in Riga Waterfront can profit before handover — without waiting to move in.
The Baltic market has momentum — confirmed by an independent source
Latvian house prices have been rising faster than the EU average. No one can promise where prices go next, and past growth is not a forecast — but the recent momentum behind the market is documented by Eurostat, not by us. That is the backdrop against which Riga Waterfront's launch pricing sits.
How off-plan → assignment resale works
You don't have to wait until 2027 and move in to benefit. The idea is simple: enter early at the launch price, then hand your contract to a new buyer before completion.
Book now
Reserve a unit with a 20% down payment at today's launch price (€250,888 for a 1-bedroom).
Under construction
As the project is built, the price typically rises with each new phase release — the same way it moved from €170,000 to €250,888.
Before handover (End 2027)
You assign (resell) your contract to a new buyer at the then-current price — you never take ownership or pay the remaining 80%.
Your result
You profit on the price difference, having paid in only the 20% deposit — that's the leverage effect.
Launch price → today (1-bedroom)

Assignment conditions
Assignment (resale of contract) is permitted under the Eagle Hills purchase agreement. Exact conditions — including developer consent requirements and minimum paid-in percentage — are confirmed individually with your sales consultant before booking.
If you keep the apartment
If you choose not to assign the contract, you simply pay the remaining 80%, take ownership, and rent the apartment out. Completed units target an estimated rental yield of around 4–6%, so the property keeps working for you either way.
Buying property in Latvia is no longer grounds for a residence permit — that route was abolished on 15 September 2026. Full answer below ↓
The investment routes that currently exist are unrelated to real estate: an investment of at least €150,000 in a state-designated alternative investment fund plus a €10,000 payment to the state budget (permit up to five years), or €50,000–€100,000 in the share capital of a company plus the same €10,000 payment (permit for two years).
